Modular Build Process
The average time from design to home compilation is any where from 6-10 months depending on the build and the needs site work and onsite finishes. Som time sit can be a little shorter and some times more time is needed on larger more complicated builds.
Land: You will need land for your new modular home. That can be raw land you just purchased or an existing property where you plan to rebuild on. Ideally for new land you will want it surveyed and if needed a septic design completed. This can be completed later by us if needed.
Budget Pricing: We understand there is a lot of misinformation on the internet and the ever changing cost associated with building a home, can make it difficult for people to estimate the cost to build. Either through email or a brief phone call we will gather some information from you such as the size of home (Square footage, number bedrooms, bathrooms etc), style of home, location of build and other items you may want built such as a deck, garage or other structures. Once we have this info we will give you a rough square footage price to build your home. This price is just for a complete home from foundation through completion. Unlike some other builders who bundle all these items together in a per square price, we separate the home cost from the land prep cost. We can give you a rough estimate of other cost for items such as land clearing, excavation, septic system, well, utilities, permits, driveway and final landscaping.
Preliminary Checks: At this point you will want to start looking at finance options for your project if you need it. We will also do a basic check of the land and town requirements to build a new home. We will also check the build site to make sure a Modular build will work for that site.
Design: At this point we will request a design deposit. You will begin working on your new home design with a representative from our manufacture. This can be done in person or remotely, which ever is easier for you. You will see your new home come together on state of the art software. You will also pick out all of your selections. The deposit will be credited towards your new home build.
Contract: Once you have completed your plans and made your final selections we can give you a firm price on your new home and a contract will be generated.
Engineering / Stamped Plans: Your final plans will be reviewed and stamped by an engineer.
We can also work on any needed surveys, septic plans etc. during this time.
Building Permit: Once plans have been stamped we will submit it to the city or town for a building permit.
Production: After we have a approved building permit your house will go into the production schedule and be built at the factory.
Site Work: We can begin needed site work and foundation work at this time, sometimes we can actually start it earlier but it does vary by town.
Delivery: Your home will be delivered usually one day before the scheduled day of setting it.
Set Day: We will have a crane onsite this day and the set crew will arrive and set you new home. Most homes are set in one day, larger homes may require an additional day.
Finishes / Button Up: After the house is set we will then start working on finishing your home, this includes final electrical / plumbing connections, HVAC, flooring, tile work, painting, decks, porches, utility connections and other items needed to complete your home. This part can take any where from 6 to 12 weeks depending on the level of finish and other factors,
Move In: Your house is now complete and you can move in!
